Geographic markets
Market selection
- The Copenhagen metropolitan area
- Primarily Copenhagen, Frederiksberg, and selected districts with a stable rental base, good infrastructure, and a long track record of operating stability.
- Regional urban markets
- Aarhus, Odense, and Aalborg, as well as selected areas near universities and hospitals. Selection is based on demographics, employment, and documented demand.
- Markets the company avoids
- Sparsely populated areas without a sustainable rental base, coastal vacation markets, and areas where value depends predominantly on isolated events or speculative development.
Market criteria
A market is assessed against structural parameters:
- Population trends and demographic balance over a 10-year horizon.
- Employment base and diversity of employment opportunities.
- Historical occupancy rates and rental trends in comparable properties.
- Available infrastructure, including public transit and institutions.
- The local municipal plan and expected development of the area.
Micro-location
Within an approved market, the specific location is assessed at the street and building level. Key parameters include accessibility, building frontage, the mix of neighboring properties, and the local tenant base. When selecting properties on behalf of investors, we exclude properties whose micro-location depends on a forthcoming, unfinished urban development plan.
Concentration limits
The portfolio is subject to concentration limits by geography, property type, and individual tenant. The limits are set by the board and monitored by the risk function as part of the ongoing risk framework.
