Our history

Our history

Nordic Estates draws on its founders' experience in business management, data, and real estate investment. Today, that experience is embedded in a professional management model with documented processes, responsible risk management, and long-term value creation for investors.

01 · Origins

Experience that provides the foundation for professional management.

Once you have established financial security, your perspective changes: you become far more focused on stability, discipline, and long-term operations, and far less interested in speculative ventures.

The founders' experience with existing properties in Greater Copenhagen became the starting point for the management model: sound lease arrangements, documented operations, and conservative leverage.

These experiences were translated into a structured approach to cash flows, financing, and ongoing operational monitoring.

02 · Formalization

From experience to a professional management structure.

The management model was brought together within a professional framework of governance, risk management, and external oversight. The aim was to turn experience and operational discipline into a documented foundation for investors' investments.

We therefore established Nordic Estates Asset Management A/S as a registered alternative investment fund manager (AIFM) with the Danish Financial Supervisory Authority.

The model gives investors formal ownership of the equity interests in the property companies, while Nordic Estates handles acquisition, financing, and ongoing management on their behalf.

03 · Foundation

Copenhagen as our foundation.

Our market knowledge is rooted in Greater Copenhagen, with a focus on demand, operating fundamentals, and long-term usability.

High demand, low vacancy, a strong business community, and a growing population make the market resilient, even during periods of economic uncertainty. When stability is the goal, location is critical.

That is why our management mandates focus on Greater Copenhagen.

04 · Philosophy

Responsible risk management on behalf of investors.

Professional management requires selectivity. Investments are evaluated on a documented basis and within a conservative framework that accounts for both operating conditions and financing.

We work with a conservative risk profile and clearly defined management mandates. Investors receive ongoing insight into operations, finances, and significant decisions. Real estate investment involves risk, even with disciplined management.

Discipline

Nine principles we uphold.

01Existing properties
02Stable tenants
03Moderate leverage
04Fixed coupons
05Capital reserves in each SPV
06Transparent corporate structure
07Account segregation
08No development projects
09No speculation on property values
