Nordic Estates Asset Management A/S

Investment and property management in Copenhagen

We handle the acquisition, financing, and management of existing properties on behalf of investors. Investors own the companies; we provide professional management.

Selective
We accept a limited number of mandates, exclusively for properties that fit within a conservative framework.
Disciplined
Conservative underwriting, moderate leverage, and a documented decision-making process.
Long-term
Copenhagen as our geographic focus, operations as the basis for returns, and market cycles as our investment horizon.
Principles

A disciplined approach built for capital preservation.

Four core principles guide every decision, from acquisition to ongoing operations.

Classic Copenhagen brick facade
01
Formal investor ownership

Investors own the equity interests in the dedicated property companies. Ownership is documented in the company’s register of shareholders and recorded in the relevant ownership registers maintained by the Danish Business Authority in accordance with applicable rules.

02
Income-producing assets only

On behalf of investors, we arrange the acquisition of existing, fully leased properties with predictable cash flow through dedicated property companies. No development risk, no speculative repositioning.

03
Copenhagen, exclusively

A single market we know in depth. Centrally located commercial properties and commercially focused mixed-use properties within the historic municipal boundaries.

04
Conservative leverage

Long-term Danish mortgage credit financing, with fixed rates where prudent and covenants designed for downside resilience rather than return optimization.

These principles are embedded in the company’s investment and risk frameworks and documented for each SPV.

Ownership structure

Investors own the companies.
We manage the properties.

Each property is owned by a dedicated SPV in which investors own the equity interests. Their ownership is recorded in the company’s register of shareholders and the relevant ownership registers maintained by the Danish Business Authority in accordance with applicable rules. Nordic Estates handles acquisitions, bank and Danish mortgage credit financing, administration, and ongoing management within the agreed mandate.

A distinguishing feature of Nordic Estates

Read-only access to the SPV’s online banking.

As an investor in an SPV under our management, you may request individual read-only access to the SPV’s online banking with its bank. You can monitor incoming rent payments, scheduled payments on Danish mortgage credit loans, operating transactions, and liquidity developments in real time, directly from the bank.

Access is strictly read-only. You cannot transact on accounts, approve payments, or change account details, but you have the most direct insight an investor can obtain into the property company in which they own equity interests. This is a standard of transparency we rarely see in the industry and deliberately establish as the norm in the relationship between manager and investor.

Geographic focus

Real estate management informed by local market knowledge.

Nordic Estates manages properties on behalf of investors in Greater Copenhagen, a market with demonstrated long-term demand, a diversified labor market, and steady population growth. We focus our management activities on areas where we have local insight and where rental growth has historically been resilient across economic cycles.

When selecting properties for investors' companies, we exclude sparsely populated areas, vacation markets, and areas whose value depends on isolated events or speculative development.

A word from the CEO

Discipline, data, and documented operations.

Nordic Estates is built on one core principle: decisions must be based on data, not gut feelings. We work exclusively with existing, operating properties, and data, structure, and discipline underpin everything we do.

Our model is conservative, our capital structure is tightly controlled, and our risk profile is low. It is precisely the combination of documented operations and data-driven decision-making that provides stability for both investors and management.

For me, professional real estate investing is about transparency, predictability, and precision. That is how you build something that lasts for many years.
