Asset classes
The company's investment universe is deliberately narrow, focused on income-producing commercial properties in Greater Copenhagen. This reduces complexity, makes risk exposure assessable, and supports conservative long-term operations.
Section 01
Permitted asset types
- Office properties
- Centrally located office properties with multiyear leases and creditworthy commercial tenants. Emphasis on location, tenant diversification, and physical condition.
- Street-level retail
- Retail properties on established shopping streets and in neighborhoods with documented foot traffic and stable commercial tenants on multiyear leases.
- Commercially focused mixed-use
- Properties whose primary use is commercial (office or retail), potentially with complementary residential space on other floors. Commercial cash flow is the foundation.
Section 02
Excluded asset types
- Logistics, warehouses, and large industrial facilities.
- Hotels and hospitality (cyclical operating income).
- Large-scale shopping centers.
- Vacation and recreational properties.
- Properties in the planning stage with no existing operating base.
- Packaged real estate fund interests, securitizations, and similar derivatives.
Section 03
Quality criteria
- Location
- Established urban locations with documented long-term demand.
- Physical condition
- Well-maintained properties with no immediate, urgent renovation needs; planned maintenance treated as an operating expense, not a project.
- Tenant mix
- A diversified tenant base with creditworthy counterparties and staggered lease expirations.
- Suitability for use
- Properties that can be re-leased for the same use without substantial alterations.
