Investment strategy
On behalf of investors, we handle the acquisition, financing, and management of existing, income-producing commercial properties in the Municipality of Copenhagen. Investors own equity interests in separate SPV companies that own the properties.
Stable operations rather than speculative appreciation.
Nordic Estates manages investments in existing, fully leased commercial properties in Copenhagen on behalf of investors. We do not develop properties, speculate on land values, or take positions in secondary markets. Our management approach rests on a simple premise: properties in central Copenhagen locations, held for the long term, can deliver stable cash returns through economic cycles if underwriting, financing, and governance are disciplined from the outset.
We do not optimize for headline returns. We optimize for the sustainability of distributions through cycles, the resilience of the underlying asset, and a capital structure in which investors have effective ownership control over the companies that own the properties.
Legal ownership. Professional management.
Investors own equity interests in the property companies that own the properties. Nordic Estates handles acquisition, financing, and ongoing management on investors' behalf under a written mandate.
Investors
Own equity interests—private or public limited company shares—in the specific property company. Ownership is documented in the company's register of shareholders. Legal and beneficial owners are registered with the Danish Business Authority in accordance with applicable rules and registration thresholds.
The SPV
The separate property company owns the property and has its own bank accounts, financing, and financial statements. Investors' voting rights, economic rights, and material decisions are governed by the company's articles of association and shareholders' agreement.
Nordic Estates
Handles analysis, due diligence, acquisition, discussions with the bank and Danish mortgage credit institution, and administration and operations on the company's behalf. The mandate, fees, and reporting requirements are set out in the management agreement.
Conservative financing on the company's behalf.
Each property is financed with approximately 40% equity and 60% Danish mortgage credit loans (LTV ~60%). Nordic Estates arranges financing and discussions with the bank and Danish mortgage credit institution on the company's behalf. Terms and any supplementary bank liquidity are determined within the agreed mandate.
Equity · 40%Approximately 40% of the property's value is financed with equity subscribed by investors in the property-owning SPV. This provides a solid capital buffer against fluctuations in value and interest rates.
Approximately 40% of the property's value is financed with equity subscribed by investors in the property-owning SPV. This provides a solid capital buffer against fluctuations in value and interest rates.
Debt financing is obtained primarily through Danish mortgage credit loans from an established Danish mortgage credit institution. Nordic Estates handles discussions, loan terms, and administration on the SPV's behalf.
LTV is set conservatively for each property at acquisition and may vary slightly depending on the property's characteristics and loan terms. Danish mortgage credit financing provides long maturities, stable terms, and predictable refinancing—a foundation on which we do not compromise.
A structured process, from acquisition to distribution.
Each investment follows the same disciplined process: acquisition, operations, optimization, quarterly reporting, and long-term management. Nordic Estates handles the process on investors' behalf; the property company owns the property and makes any distributions in accordance with the governing agreements.
- 01Month 0Acquisition
Identification, analysis, and due diligence on investors' behalf. We arrange the SPV's acquisition and financing of existing income-producing properties in Greater Copenhagen.
- 02From day 1Operations
Day-to-day management, tenant relations, maintenance, and financial management within the SPV. Focus on operational stability and high occupancy from the first quarter.
- 03OngoingOptimization
Lease renegotiations, energy and operational optimization, and ongoing improvements—not speculation, but disciplined value creation over time.
- 04QuarterlyReporting
Nordic Estates reports quarterly to investors on operations, financial performance, and variances. The SPV may distribute available cash to investors after debt service, operating expenses, and reserves, in accordance with the governing agreements.
- 05Year 5+Long-term management
The property company owns the property with a long-term horizon. Refinancing is prepared at least twelve months before maturity, and the capital structure is adjusted only if it strengthens investors' position.
Nordic Estates administers distributions on the SPV's behalf. Distributions require sufficient liquidity and company approval. Timelines are indicative and are established for each SPV in the governing agreements.
Properties within the mandate.
The mandate is deliberately narrow. This discipline enables stable operations over time and allows us to decline most opportunities we encounter.
- GeographyExclusively the Municipality of Copenhagen. No regional or foreign exposure.
- Asset typeCommercial properties, office, retail, and commercially focused mixed-use.
- ConditionFully leased, structurally and technically sound, with no need for alterations or repositioning.
- Investment frameworkDetermined for each SPV based on its specific capital structure and property.
- LeasesEstablished commercial tenants on multiyear, index-linked leases.
- ExcludedDevelopment, land, hotels, logistics, secondary cities, and foreign markets.
We target an annual total return of 8-13% for investors.
Total return is the underwriting threshold each investment must justify from the investor's perspective, including ongoing distributions, changes in property value, and the effect of leverage through Danish mortgage credit financing.
Calculated as the total annual return on the investor's contributed equity, including ongoing distributions and changes in value after Danish mortgage credit financing.
- Ongoing quarterly distributions
- Changes in property value
- Effect of Danish mortgage credit leverage
- Return of contributed capital
- Investor-specific tax considerations
- A guarantee of future results
- One-time subscription or exit costs
- Market fluctuations outside the mandate
Total return is a target range, not a guarantee. The actual return on each investment depends on the purchase price, leases, operating conditions, financing terms, and market developments. Historical and projected returns are not a reliable indicator of future results.
Underwriting is a discipline of elimination.
We screen broadly and reject systematically. Most properties are screened out for reasons unrelated to price: location quality, tenant mix, building condition, or regulatory risk associated with the asset's income base. Only investments that meet all requirements of the mandate, including the target annual total return of 8-13% for investors, proceed to detailed due diligence.

Long-term debt with low volatility.
We arrange financing for the SPV companies through the Danish mortgage credit system: long-term, transparently priced mortgage bonds with a history spanning more than 200 years. Leverage is set conservatively for each SPV, with fixed rates where market conditions permit and interest coverage that exceeds covenant requirements by a meaningful margin.
Cash after reserves.
Each SPV distributes available cash quarterly after scheduled debt service and a prudent maintenance reserve. We do not optimize for headline returns; we optimize for the sustainability of distributions through cycles and the resilience of the underlying asset.
Investors in an SPV company may request individual read-only access to the SPV company's online banking, allowing them to monitor incoming rent payments and the cash available for distributions in real time.
Real estate management informed by local market knowledge.
Nordic Estates manages properties on behalf of investors in Greater Copenhagen, a market with demonstrated long-term demand, a diversified labor market, and steady population growth. We focus our management activities on areas where we have local insight and where rental growth has historically been resilient across economic cycles.
When selecting properties for investors' companies, we exclude sparsely populated areas, vacation markets, and areas whose value depends on isolated events or speculative development.
